If you use this website or request products or services on behalf of a business, organization, or other entity, you represent that you have authority to act on behalf of that entity and to bind that entity to these Terms and Conditions.
If you do not agree to these Terms and Conditions, do not use this website, submit forms, request counts, purchase data, or request services from IT.
We may update these Terms and Conditions from time to time. Updated terms will be posted on this website with a revised last updated date. Your continued use of the website or our products or services after updated terms are posted means you accept the revised terms.

Records involving consumers in California may be limited or unavailable.
No Published Pricing
Pricing is not published on this website. Pricing may depend on the target market, criteria, available volume, order type, file requirements, update schedule, and services requested. Visitors should request a custom count or contact IT before making purchasing decisions.
Tax Lien Data and Public-Record List Products
IT offers public-record tax lien mailing list products. These products may include publicly available information collected or compiled from public-record sources or public-record data providers.
Unless expressly disclosed otherwise, IT does not add non-public consumer data, append emails or phone numbers, create consumer profiles, score individuals, or enrich public-record tax lien products with non-public information.
Tax lien data is provided "as is." IT does not guarantee the accuracy, completeness, deliverability, response rate, conversion rate, marketing performance, or results of any list, count, file, campaign, or data product.
Customer Responsibility for Use
You are responsible for ensuring that your use of any tax lien data, mailing list, marketing campaign, communication, offer, advertisement, or outreach activity complies with all applicable federal, state, and local laws, regulations, privacy requirements, postal rules, industry rules, and professional obligations.
IT does not determine whether your intended use of a list, campaign, offer, advertisement, communication, or industry-specific marketing practice complies with your legal obligations. You should consult your own legal or compliance advisors as appropriate.
Restrictions on List Use
Unless otherwise agreed in writing, any list or data file provided by IT may be used only for the approved purpose, campaign, use, term, and number of uses described in the applicable order, confirmation, or agreement.
You may not resell, broker, transfer, publish, post, sublicense, disclose, or make any list or data file available to any unauthorized third party.
You may not use any list or data file to create, enhance, clean, append, verify, publish, maintain, or develop another list, database, directory, lookup service, data product, or marketing product.
You may not use any list or data file for individual credit, employment, insurance, housing, eligibility, lending, tenant screening, background screening, or any purpose regulated by the Fair Credit Reporting Act or similar laws.
You may not use a list or data file in a way that unlawfully refers to, reveals, or implies sensitive selection criteria, presumed knowledge about a recipient, or the source of a recipient's name, address, or other information.
You must use all lists and data files in compliance with all applicable federal, state, and local laws, postal rules, privacy laws, marketing laws, industry guidelines, professional rules, and list provider requirements.
You are responsible for the content, legality, compliance, and appropriateness of all mail pieces, offers, advertisements, claims, communications, and outreach activities using any list or data file.
Orders, Counts, and Availability
Custom count requests are estimates based on criteria provided by the requester and available source data at the time the count is prepared. Counts are not guarantees that the same number of records will be available at a later date or after criteria are changed.
A request for a count does not obligate IT to provide a list, accept an order, or make any specific data available. We may decline, limit, or modify available products or services based on source availability, compliance requirements, operational considerations, or other business reasons.
List and Data Use Terms
Unless otherwise stated in the applicable order confirmation, data agreement, list agreement, or other written agreement, IT grants you a limited, non-exclusive, non-transferable license to use the list or data file only for the number of uses, purpose, campaign, and term approved for the order.
All list and data use restrictions apply whether the list is delivered as a spreadsheet, CSV file, database export, email attachment, secure download, or any other format.
Public-Record List Products
IT offers public-record tax lien list products. These products may include publicly available information and may be sourced from public-record sources or public-record data providers.
Unless expressly disclosed otherwise, IT does not add non-public consumer data, append emails or phone numbers, create profiles, score individuals, or enrich those public-record products with non-public information.
Customers must use all lists lawfully and only for approved purposes. Certain list products may also be subject to a separate list agreement, data agreement, order confirmation, or provider-specific terms.
Use and Restrictions for Lists
Unless otherwise stated in writing, the following restrictions apply to all lists and data files:
- The list may be used only for direct mail solicitations or other permitted uses expressly approved in the order;
- The list may be used only for your benefit and only for the number of uses permitted in the order;
- The list may not be resold, brokered, transferred, shared, disclosed, sublicensed, published, posted, or made available to any third party;
- The list may not be copied, reproduced, retained, or stored except as reasonably necessary for backup, security, or the approved use;
- The list may not be used to create, enhance, clean, append, verify, publish, maintain, or develop any list, database, directory, lookup service, data product, or marketing product;
- The list may not be used for individual credit, employment, insurance, housing, eligibility, lending, tenant screening, background screening, or any purpose regulated by the Fair Credit Reporting Act or similar laws;
- The list may not be used in a way that refers to, reveals, or implies sensitive selection criteria, presumed knowledge about the recipient, or the source of the recipient's name, address, or other information;
- The list may not be used outside the United States or its territories, and may not be transferred outside the United States or its territories, without written authorization from IT;
- You must use the list in compliance with all applicable federal, state, and local laws, postal rules, privacy laws, marketing laws, industry guidelines, professional rules, and list provider requirements; and
- You are responsible for the content, legality, compliance, and appropriateness of all mail pieces, offers, advertisements, claims, communications, and outreach activities using the list.
Records and Audit
You must maintain current, accurate, and complete records relating to your use of any list or data file for at least twelve (12) months after each marketing communication or other approved use. These records should include sample communications, advertising copy, campaign materials, and the states or geographic areas to which communications were sent.
IT, its data provider, or their designated representatives may audit your use of the list and related records upon at least five (5) business days' written notice during normal business hours.
Term of Use
Unless otherwise stated in the applicable order confirmation, data agreement, list agreement, or other written agreement, the list may be used for the shorter of the term stated in the order or twelve (12) months from the date of rental or delivery. Any unused right to use the list expires at the end of the applicable term.
Payment Terms
If you purchase products or services from IT, payment terms will be provided through the applicable quote, invoice, order confirmation, agreement, or payment process.
All amounts must be paid as required by the applicable quote, invoice, order confirmation, agreement, or payment process before work begins unless IT agrees otherwise in writing.
If a payment is declined, reversed, charged back, returned, or otherwise fails to clear, IT may suspend or cancel the order, withhold delivery, suspend services, and pursue collection of amounts owed to the fullest extent permitted by law.
Cancellations, Returns, and Refunds
Tax lien data, mailing list, and public-record data products are digital products prepared or obtained based on customer criteria, selected geography, date ranges, record categories, and other approved order details.
Once you approve the criteria, quantity, order confirmation, quote, invoice, or other order details and payment has been submitted or authorized, IT may begin preparing the list, processing source data, reserving data, or requesting data from a public-record source, public-record data provider, or other data source.
After list preparation, data processing, source-data request, delivery, or other order activity has begun, the order may not be canceled, refunded, credited, exchanged, returned, or replaced except to the extent IT determines, in its sole discretion, that a verifiable error was caused solely by IT.
You are responsible for carefully reviewing all list criteria, quantities, geography, record types, date ranges, lien amount ranges, record categories, pricing, and other selections before approving the order and submitting or authorizing payment.
Digital data files are not returnable after delivery.
Processing and Delivery Estimates
Any processing time, delivery time, turnaround time, file-delivery estimate, update schedule, or other timing estimate shown on the website or provided by IT is an estimate only unless IT expressly states in writing that a specific deadline is guaranteed.
Processing and delivery estimates depend on source availability, order criteria, record volume, payment status, file requirements, technical requirements, and other operational factors.
IT will make commercially reasonable efforts to process requests and deliver files within estimated timeframes, but estimates are not guarantees.
Disclaimer of Warranty
This website, its content, and all products and services available through or described on this website are provided "as is" and without warranty of any kind, either express or implied, including implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement.
IT does not warrant that the website, content, products, lists, data files, count estimates, or services will meet your requirements; that results will be effective, accurate, complete, current, or reliable; or that any website, content, list, data file, or service will be uninterrupted or error-free.
Some jurisdictions limit or do not allow certain warranty disclaimers, so the above disclaimer may not apply to the extent prohibited by applicable law.
Limitation of Liability
To the fullest extent permitted by law, IT and its officers, directors, shareholders, employees, agents, suppliers, vendors, licensors, and representatives will not be liable for loss of profits, loss of business, loss of use, lost opportunity, lost marketing impact, loss of data, or any incidental, indirect, special, consequential, exemplary, or punitive damages.
IT's sole and maximum liability, and your sole and exclusive remedy, for any claim arising out of or relating to the website, a count request, a list, a data file, an order, or any product or service provided by IT, shall be limited to the amount actually paid by you to IT for the specific product or service giving rise to the claim.
Some jurisdictions do not allow certain limitations of liability, so the above limitations may not apply to the extent prohibited by applicable law.
Website Use Restrictions
You may use this website only for lawful purposes and legitimate business inquiries related to IT's products or services.

You may not share, transfer, or assign your account or access credentials to any other person or entity without IT's prior written consent.
Customer-Submitted Information and Materials
You may submit, upload, email, provide, approve, or otherwise make available to IT information, list criteria, data files, mailing lists, names, addresses, instructions, messages, documents, campaign materials, or other materials for use in connection with a count request, data order, list request, service request, or customer communication ("Customer Materials").
You are solely responsible for all Customer Materials you provide, submit, approve, or authorize. By providing Customer Materials to IT, you represent and warrant that you own or have the necessary rights, licenses, permissions, and authority to use and provide those Customer Materials and that IT may use them to respond to your request, prepare counts, prepare or deliver data files, provide customer support, document transactions, and otherwise provide the services requested by you.
Customer Materials must not be unlawful, false, misleading, defamatory, obscene, threatening, abusive, invasive of privacy, infringing, unauthorized, harmful, malicious, or otherwise objectionable. Customer Materials must not contain viruses, malware, corrupted files, or other code or material that may interfere with IT's website, systems, services, or operations.
IT does not have an obligation to pre-screen Customer Materials, but IT may review, reject, remove, refuse to process, or refuse to complete any request involving Customer Materials that IT believes may violate these Terms and Conditions, applicable law, third-party rights, provider requirements, or IT's business standards.
IT may preserve, disclose, or provide Customer Materials when required by law, legal process, payment processor requirement, provider requirement, or when IT believes in good faith that doing so is reasonably necessary to enforce these Terms and Conditions, respond to claims, protect IT's rights or property, protect customers or the public, or complete or document a request, order, or service.
IT does not maintain Customer Materials indefinitely. Customer Materials may be deleted, become unavailable, or be irretrievable after a request or order is completed, after any retention period stated on the website, or after the period reasonably determined by IT. You are responsible for keeping your own copies of all information, criteria, data files, documents, approvals, and other Customer Materials submitted to IT.
Security
You may not violate or attempt to violate the security, integrity, or proper operation of this website, its servers, systems, networks, accounts, forms, payment tools, file delivery tools, or related services.

- Any marketing campaign, offer, advertisement, claim, communication, or outreach activity created, approved, authorized, submitted, or conducted by you; or
- Your violation of any applicable law, rule, regulation, privacy requirement, postal rule, marketing requirement, professional obligation, or third-party right.
Force Majeure
IT shall not be liable for any delay, interruption, or failure to perform caused by circumstances beyond its reasonable control, including acts of God, natural disasters, fire, flood, earthquake, epidemic, pandemic, war, terrorism, civil unrest, government action, labor disputes, supplier failures, source-data interruptions, equipment failures, power outages, internet failures, telecommunications failures, payment processor failures, or similar causes beyond our reasonable control.
In the event of a force majeure event, affected performance obligations will be suspended for the duration of the event to the extent affected by the event.
Governing Law and Venue
These Terms and Conditions, your use of this website, and any product or service provided by IT shall be governed by and construed in accordance with the laws of the State of California, without regard to conflict-of-law rules.
To the fullest extent permitted by law, any claim, dispute, action, or proceeding arising out of or relating to these Terms and Conditions, this website, a count request, a list, a data file, an order, or any product or service provided by IT shall be filed and adjudicated only in the state or federal courts located in Los Angeles County, California. You consent to the personal jurisdiction and venue of those courts and waive any objection to such jurisdiction or venue.
